Booking and cancellation policy for stays at Fattoria Barbialla Nuova (Agricola Rasponi SAAS):

Thanks for booking your stay at Fattoria Barbialla Nuova (Agricola Rasponi SAAS). Please take a couple of minutes to read through our booking and cancellation policy carefully; understanding this information is key to guarantee that booking and cancellations are handled correctly and to grant a pleasant experience to both you, our guest, and the farm management. The following policy will be strictly applied. Barbialla Nuova is not for everyone, but it is the best for some; make sure you read our ‘before booking’ page here.

 1.  Booking policy

 1.1. Booking policy High, Mid and Low season at more than 5 weeks from check-in date

At the time of booking we charge a 25% deposit; when the deposit is paid your reservation is confirmed. At the point of paying a deposit you are deemed to have accepted our terms and conditions. We will ask you to pay for an outstanding balance 5 weeks before the arrival date. After this point any cancellation will be charged 100%. If we don’t receive the balance within this term, we will send you a reminder. If within 7 days from the reminder the balance is still unpaid, Barbialla Nuova will be entitled to rescind the agreement, retain the deposit, and then claim against you all losses incurred.

 1.2. Booking policy High, Mid and Low season at less than 5 weeks from check-in date

When booking, you agree to pay the whole balance at the time of booking. At the point of paying a balance you are deemed to have accepted our terms and conditions.

 2.  Cancellation and amendment policy

 2.1.1. Cancellation policy for bookings in High, Mid and Low season at more than 5 weeks from check-in + special Covid-19 cancellation policy

Fattoria Barbialla Nuova has a strict cancellation policy, and we strongly advise you to insure your trip in case of cancellation.

Cancellations at more than 5 weeks prior to arrival: you lose your security deposit (25% of the total amount will not be refunded).

This policy applies in any case but in case of proved traveling restrictions due to Covid-19 emergency. Only in this case we can return the paid amount minus €50, which will be charged to cover for bank transaction and office fees.

Please note that any refund must be required on the same credit card / bank account or Paypal account that was used to pay the deposit.

2.1.2. Cancellation policy for bookings in High, Mid and Low season at less than 5 weeks from check-in + special Covid-19 cancellation policy:

Fattoria Barbialla Nuova has a strict cancellation policy, and we strongly advise you to insure your trip in case of cancellation.

The full non-refundable balance is paid at the time of booking.

No refund is possible in case of early departure..

This policy applies in any case but in case of proved traveling restrictions due to Covid-19 emergency. Only in this case we can return the paid amount minus €50, which will be charged to cover for bank transaction and office fees.


2. 2. Amendment of your booking in High, Mid and Low season:

If you decide to change your reservation we reserve the right to levy an administration charge of €50 for amendments to your booking arrangements but please note that amendments are not permitted within 5 weeks of your arrival date.

We maintain the right to move guests to an equivalent or superior apartment if required

3. Included in price:

Sheets and towels, heating (not including Brentina Ovile & Le Trosce which is charged €5 per m3 based on consumption), power and water and final cleaning (We reserve the right to insist on extra obligatory cleanings at the guest’s expense if we find that the apartment is not being maintained in a state of reasonable cleanliness. If we find the apartment in excessive disorder upon check out, you will be notified, a cleaning surcharge will be required)

For more than 9 nights stay mid stay cleaning is mandatory 

(changing linens and bathroom towels, cleaning all bathrooms, kitchen area, vacuum and dusting, sweeping, mopping and refreshing starter paper products and tea towels)

1-bedroom apartment: €40 

2-bedroom apartment: €60 

3-bedroom apartment: €80 

Le Trosce: €120

3. 1. Occupancy

Maximum occupancy is clearly stated in the description of each rental. The person booking is responsible for respecting this maximum; additional guests must be communicated to the Farm Direction. The Farm can decide to decline the presence of extra guests for safety reasons.

The standard rates do not include extra beds, baby beds (see point 3.2), mid stay cleaning (see point 3), extra cleanings upon request, extra towels, products from the farm shop, farm-organised activities, or the Tourist tax (see point 4.1.3.) and heating in Brentina Ovile and Le Trosce (see point 4.3.2).

3. 2. Extra beds, sofa beds, and baby beds:

Every guest over 3-year-old exceeding the maximum occupancy number for each apartment is considered an extra guest.

The rate for each extra guest sleeping on a sofa bed or on an extra bed is € 15/night.

Extra guests must be communicated and authorised by the farm at booking time. Farm authorisation is needed to avoid overcrowding of the apartments, and the farm reserves the right to decline the presence of extra guests if that may lead to overcrowded and uncomfortable apartment/situations.

The stay of children between 0- and 3-year-old are free of charge.

For children between 0- and 3-year-old the farm can provide the following equipment:

A whole baby/toddler kit including baby bed, highchair, baby bath tub and plastic plates at a cost of € 20/stay.

This equipment must be reserved at least two weeks prior to the check-in date. The farm can provide a maximum of 9 baby beds.

 

3. 3. Groups and parties:

We’re always happy to welcome groups and gatherings, nevertheless we never allow parties at the houses. If you need to make a party or a celebration, please contact us via email and we’ll do our best to help you in the respect of the needs of the farm and of the other guests.

 

4. Farm policy:

4.1. Check-in & check-out:

Regular check-in time is from 3:00 PM to 8:00 PM. It is essential that you contact us to let us know your arrival time.

We charge € 35,00 for late check-in from 8:00 PM to 10:00 PM.

After 10:00 PM, we are closed. Guests will check-in the day after, and you will forfeit your first night at the farm.

Check out is by 10:00 AM on the day of your departure.

As a part of the check-in process we will send you a Registration Form via email which you will be asked to fill and send back – this will help to speed-up the check-in process on your arrival day.

4.1.2. Request for a credit card number​:

At check-in, the guests will be required ​to leave ​a credit card number and an authorisation to charge any open bills (shop bills, tourist tax, extras).  

4.1.3. Tourist Tax:

The town of Montaione requires all tourists to pay a tax of 1.5 euro per person per night up until the sixth night of the stay (children under the age of 14 are exempt). This tax must be paid in cash upon arrival.

4.2. General information:

Our Reception is located one kilometer from the main road on a dirt driveway. The apartments are located on top of of the hills overlooking the farm, which is a further 10-minute drive along a dirt road. All houses are a 5-minutes drive from one another. Le Trosce and Doderi are also connected by a 15-minute walking trail through the forest.

Dirt roads can be followed by any city car. We suggest to avoid sport and low cars in general.

The farm is very quiet. Nevertheless, we remind to our guests that sometimes the surroundings of the houses need (noisy) maintenance, such as grass mowing, and that there could be noisy neighbours.

Please read the website carefully as we take no responsibility if your choice of accommodation is inappropriate for your needs. Please check the link before you book to make sure that all the “lows” are known.

 

4.3.1. Accommodation information:

All apartments are fully furnished and include linen, towels, cookware and kitchen equipment.

Electricity, central heating and hot water are included in the rental price unless otherwise noted (please read “Heating Systems” below). Brentina Ovile and Le Trosce have exceptions.

Pools are normally open from May to September. The exact dates are entirely subject to the management's discretion, depending on weather.

We promote restful vacations in the midst of a very natural environment; accordingly, our houses do not have television, telephones, microwaves or air conditioning (these farmhouses stay cool in summer as long as you follow a couple of basic rules). All rentals have access to washing machines and barbecues, and each apartment comes with a pergola for your outdoor meals..

 

4.3.2. Heating systems:

Following the CO2 emission guidelines of the Comune di Montaione we can only turn the heating on between November 1st and April 1st. Exceptional use of heating in unauthorised dates will be subject to the discretion of the Management.

All of our rentals have heating systems. Most apartments have wood-burning centralised furnaces, which allow us to heat your accommodation with the wood straight from our forests. Several (but not all) units also have fireplaces; this is clearly stated in the house description.

To lower the impact of heating on environment, we ask our guests to keep heating at maximum 21°C. We ask that guests use the heating conscientiously and take care to close the windows and external doors when the heating is on.

Brentina Ovile and Le Trosce are exceptions. These two accommodations have autonomous gas-powered heating furnaces. Due to abuses in the past, these two apartments have a co-pay for the gas used. You can monitor your gas usage through a gas gauge, and you will be charged €5 per cubic meter of gas used. If the heating system is properly used, these charges tend to be quite low.

 

4.4. Damages

We reserve the right to insist on extra obligatory cleanings at the guest’s expense if we find that the apartment is not being maintained in a state of reasonable cleanliness. If we find the apartment in excessive disorder upon check out, you will be notified, a cleaning surcharge will be required.

If any serious damage incurred during your stay (eg: a carpet was spotted with wine, walls were painted by children, chairs or windows were broken) we kindly ask our guests to inform us during their stay, and we’ll check together the entity of the damage and potential refund to the farm. If we are not notified of such damages, Fattoria Barbialla Nuova (Agricola Rasponi SAAS) is authorised to charge the credit card collected at check-in with the amount needed to fix property damages and an itemized bill will be sent to you.

 

4.5. No mixing of equipment and furniture

Indoor furniture is not allowed outside, and outdoor furniture is not allowed inside the apartments. Additionally, the guests agree to take care that furniture and the equipment found in each house (including plates, cookware, kitchenware) are not exchange/mixed among different apartments. The farm reserves the right to apply a fee for the time which would be needed to reorganize the equipment/furniture.

 

4.6. Behaviour:

Guests are requested to be considerate of others. Inappropriate behaviour may force to remove the guests from the property with no refund.

Between 10pm and 9am we request that all guests keep noise to a minimum. Guests are not permitted to play amplified music at any time. Please remember Barbialla Nuova is a working farm so you may be exposed to agricultural machinery noises.

 

4.7. Liability:

It is your responsibility to ensure you and all members of your party are familiar with our terms and conditions.

  • It is your responsibility to ensure that all members of your party are covered by appropriate insurance

  • Fattoria Barbialla Nuova (Agricola Rasponi SAAS) cannot accept liability for theft, loss or damage to the guest’s property during, or as a result, of your stay.

  • Barbialla Nuova is a working farm with insects, wild animals, agricultural machinery, hunters, and while the utmost care is taken to provide a family-friendly experience, there are inherent dangers present in such a natural setting. By completing a booking, guests accept full responsibility for their safety and the safety of all members of their party.

  •  Please do not leave your kids unattended at any time. Every care is taken to keep you and your children safe but Barbialla Nuova is a working farm and it can be dangerous. It is your responsibility to take care of yours and your children's safety.

4.8. Fire:

For your safety and regarding extreme droughts in Tuscany, only charcoal can be used while BBQ. Please do not leave the fire unattended at any time. 

You are more than welcome to use the fireplace in the colder season. Please note that the chimneys are blocked to avoid insects so please let us know before using your fireplace. Our fireplaces are working perfectly when they are used properly so please do not hesitate to ask us for help. Please use only the small, dry wood we provide at the Reception (€5/crate) in order to avoid danger and smoke.

4.9. Pets:

Well behaved dogs allowed subject to prior approval. Please note you are responsible for controlling your pet and clearing up after them. Dogs are not allowed anywhere near the cows.

4.10. Hunting season: From the last week of September to December you may see hunters on the property. You need to be aware of their presence and make sure they are aware of yours. Hunting is a part of farm life, it helps to keep the animal stocking balance. We are surrounded by nature and we are also a working farm where we plant cereals for our cattle so this balance is essential for us.

4.11. Complaint:

Any problems with rentals or the property in general must be communicated to management within 12 hours. We will do our best to improve the situation to meet your expectations.
